Pet Policy

Some Winstead Property Rentals properties allow pets, while others may have restrictions or may not allow pets at all. Pet policies can vary by property, so we encourage applicants to review each listing carefully or contact our team with questions before applying.

  • Approved pets are subject to a $300 annual pet fee per animal due at lease signing. This fee is non-refundable and is not considered a pet deposit.

  • Pet approval is determined on a property-by-property basis. Breed, size, age, and quantity restrictions may apply depending on the home and property owner requirements. All animals must be disclosed during the application and leasing process.

Winstead Property Rentals complies with all applicable fair housing laws regarding assistance animals and emotional support animals (ESAs). Reliable supporting documentation may be required as part of the verification process.

  • Documentation must:

    • Be current and dated within the same calendar year as the application

    • Come from a licensed healthcare professional operating within their professional scope

    • Include sufficient information to support the request as permitted under applicable housing guidelines

    • Be subject to verification where permitted by law

    Winstead Property Rentals reserves the right to request reliable supporting information consistent with Fair Housing guidelines.

Approval of an animal does not limit a resident’s responsibility for maintaining the property and following lease guidelines related to safety, cleanliness, noise, and damages.
